A competitive market analysis, or CMA, is an evaluation to determine a home's potential listing price based on available local market information such as:

the offering price of comparable active listings
the sales price of comparable homes to yours that have recently sold
the length of time comparable homes stayed on the market before they sold
the estimated time you can expect your home to sell based upon your listing price
how much competition there is right now

A Competitive Market Analysis is NOT an appraisal. A Competitive Market Analysis is used to determine an estimated price that your home may sell for based on comparable homes that are Active, Pending, or Expired in relatively close proximity to your home.

MORTGAGE RATES

The 30-year fixed-rate mortgage (FRM) averaged 5.09 percent with an average 0.7 point for the week ending January 7, 2010, down from last week when it averaged 5.14 percent. Last year at this time, the 30-year FRM averaged 5.01 percent.

The 15-year FRM this week averaged 4.50 percent with an average 0.7 point, down from last week when it averaged 4.54 percent. A year ago at this time, the 15-year FRM averaged 4.62 percent.
