The Jackson Area Housing Market Index, or JAHMI is an exclusive feature of this website. The index is calculated daily and is used to gauge the overall health of the real estate market consisting of Jackson, TN and surrounding West Tennessee communities served by the Central West Tennessee Association of Realtors®.
Since the Jackson Area Housing Market Index is new, there is little historical data to gauge the strength of the current number against. The index is similar to the stock market in that it will continue to rise as home values rise and will fall when home values fall. A speed quotient is built in as well so if properties remain on the market for a longer period of time, the index will rise, or fall, respective to the speed at which properties are being sold.
The Jackson Area Housing Market Index is best used as a tool to determine which direction the market is trending towards and how fast.
On this page, and the home page, I will list today's JAHMI, yesterday's JAHMI, and the JAHMI for one week ago, 3 months ago, 6 months ago, and one year ago. Since the JAHMI just started, the history will take a bit to develop. So, hang tight — we'll get a better idea of how the local real estate market is performing shortly — complete with some colorful graphs and charts!
